Public Notice: Buffalo City Metropolitan Municipality Fourth Supplementary Valuation Roll (2025/2026)
Property owners within the Buffalo City Metropolitan area—including East London, King William's Town, and Bhisho—are advised that the Fourth Supplementary Valuation Roll for the 1 July 2025 – 30 June 2026 financial year is now open for public inspection.
In accordance with Section 49(1)(a)(i) and Section 78(2) of the Local Government: Municipal Property Rates Act 6 of 2004, property owners have the opportunity to review their property valuations and lodge any objections regarding entries included in or omitted from the roll.
Key Information & Deadlines:
- Inspection & Objection Window: 24 August 2026 – 23 September 2026 (Mondays to Fridays during working hours).
- Closing Time for Objections: 12:00 PM on 23 September 2026.
- Online Inspection: Available at www.buffalocity.gov.za.
Designated Municipal Venues for Inspection & Submission:
- East London: 3rd Floor, Old Mutual Building, Oxford Street
- Mdantsane: Zone 11, Rent Office
- King William's Town: Civic Centre, Ayliff Street
Note: In terms of Section 50(2) of the Act, objections must pertain to a specific individual property rather than the roll as a whole. Objections will only be considered if submitted on the prescribed form and lodged at a designated venue before the deadline.
